Property Manager – Cooperative Residential Building

Location: Manhattan, NY | Employment Type: Full-Time
Schedule: Monday–Friday, 9:00 AM–5:00 PM
Work Arrangement: On-Site
Compensation: Competitive, based on experience

Position Summary

A well-established Manhattan cooperative residential community is seeking an experienced Property Manager to oversee day-to-day building operations and serve as the primary liaison to the Board of Directors.

This is a highly visible leadership position within a prestigious, meticulously maintained residential property where exceptional standards of cleanliness, presentation, service, and professionalism are expected. The Property Manager will be responsible for maintaining the building's pristine appearance and ensuring a consistently elevated white-glove service experience for residents and shareholders.

The ideal candidate has significant New York City cooperative housing experience and understands the expectations of a sophisticated, professional resident community. This person should be polished, discreet, highly service-oriented, and capable of balancing operational demands with the level of responsiveness and personal attention expected in a high-end residential environment.

Key Responsibilities

Building Operations

  • Oversee daily operations, maintenance, and overall condition of the property
  • Maintain a pristine, polished, and welcoming environment throughout the building
  • Supervise building engineering and management personnel
  • Ensure effective preventive maintenance and building-system operations
  • Coordinate vendors, contractors, repairs, renovations, and capital improvement projects
  • Monitor building conditions and identify opportunities to improve efficiency and control costs
  • Oversee major building improvement and infrastructure projects
  • Ensure the property consistently meets high standards for appearance, cleanliness, safety, and functionality

Staff Management

  • Lead and supervise a diverse building operations team
  • Partner with engineering and maintenance leadership to ensure effective day-to-day supervision
  • Manage staffing schedules, performance, employee relations, and workforce planning
  • Oversee both union and non-union personnel
  • Set clear expectations for professionalism, appearance, conduct, and resident service
  • Promote a respectful, polished, and service-focused workplace culture
  • Ensure staff consistently deliver a high level of white-glove service

Board Relations

  • Serve as the primary management contact for the Board of Directors
  • Attend Board and committee meetings as needed
  • Provide regular operational and financial updates
  • Prepare reports, recommendations, and supporting materials for Board review
  • Implement Board policies, decisions, and strategic initiatives
  • Provide management recommendations regarding building operations, staffing, vendors, and expenditures
  • Maintain a professional and productive relationship with Board members

Financial & Administrative Management

  • Assist with annual budgeting, forecasting, and expense management
  • Review invoices, expenditures, and vendor agreements
  • Monitor operating expenses and capital project spending
  • Oversee payroll administration and related processes
  • Work closely with bookkeepers, accountants, auditors, and other financial professionals
  • Monitor accounts receivable, collections, and other building financial matters
  • Identify opportunities for operational efficiencies and responsible cost management

Resident Relations & Service

  • Serve as a senior point of contact for shareholders and residents
  • Deliver a consistently high level of white-glove residential service
  • Anticipate resident needs and ensure concerns are addressed promptly, discreetly, and professionally
  • Respond to resident requests and concerns with patience, sound judgment, and professionalism
  • Handle sensitive or challenging situations with diplomacy and discretion
  • Maintain strong relationships with residents, Board members, staff, and vendors
  • Ensure a consistently elevated customer-service experience throughout the property
  • Develop strong relationships with residents while maintaining appropriate professional boundaries and confidentiality

Qualifications

  • 5+ years of property management experience in New York City cooperative residential buildings
  • Demonstrated experience working directly with cooperative Boards of Directors
  • Strong understanding of residential building operations, maintenance, capital projects, and vendor management
  • Experience managing both union and non-union building employees
  • Knowledge of budgeting, payroll, accounts payable, collections, and general property financial administration
  • Experience with property management and accounting software
  • Strong Microsoft Office skills
  • Excellent written and verbal communication abilities
  • Strong organizational, analytical, and problem-solving skills
