Job Summary
A well-established, family-owned commercial real estate company based in Midtown Manhattan is seeking an experienced Controller to join our team.
We own and manage approximately 1,000,000 rentable square feet of commercial real estate in Midtown South, including office, retail, and commercial/manufacturing properties. We seek an organized, responsible, and motivated professional with experience in commercial real estate accounting and property management. This key role combines accounting, finance, tax, treasury, and real estate responsibilities.
The Controller will report on managing the company’s daily accounting and financial operations, including financial reporting, tax matters, treasury and cash management, mortgage and lender reporting, tenant billing and receivables, accounts payable, and property management systems. This role extends beyond traditional accounting. The Controller will collaborate with ownership, property management, tenants, lenders, accountants, attorneys, and other professionals, and will be actively involved in daily company and property operations.

Key Responsibilities
The Controller will have broad responsibility for the company's financial and accounting functions and its real estate portfolio. Responsibilities will include, but are not limited to:
- Financial Accounting & Reporting: Maintain and oversee financial records, general ledgers, trial balances, financial statements, adjusting and eliminating entries, intercompany transactions, and other periodic financial reporting.
- Tax Compliance & Coordination: Coordinate with the company’s outside accounting firm, Anchin, on quarterly tax estimates, tax payments, and preparing and filing federal, state, and local tax returns. Prepare and oversee required real estate filings, including RPIE reports.
- Treasury & Cash Management: Oversee banking relationships, account setup and administration, cash balances, transfers, reconciliations, and related accounting entries.
- Lender & Mortgage Reporting: Manage lender and loan-servicer requirements, including quarterly and annual reporting, financial statements, trial balances, rent rolls, DSCR calculations, insurance compliance, economic surveys, and other required submissions. Communicate directly with lenders and servicers as necessary.
- Tenant Billing & Lease Administration: Oversee tenant billing and accounting records, including base rent and other lease charges, operating expense escalations, real estate tax escalations, termination payments, and other amounts due under tenant leases.
- Accounts Receivable & Accounts Payable: Supervise and support AP and AR staff, monitor tenant receivables and collections, and oversee vendor payments and related accounting controls.
- Tenant Financial Review: Review and analyze tenant financial statements and other financial information as required.
- Property Management & Accounting Systems: Oversee the company’s CPM property management/accounting system and related financial applications, ensuring accurate information, reporting, and effective utilization.
- Payroll & Intercompany Accounting: Perform payroll reconciliations and oversee intercompany, adjusting, and eliminating entries.
- Regulatory & Government Reporting: Prepare required Census Bureau and other governmental or regulatory filings, including quarterly census reporting.
- Investments & Retirement Accounts: Assist ownership with investment accounts and strategies, cash management, and administration and review of the company’s 401(k) plan.
- Cost Segregation: Coordinate with third-party consultants on cost segregation studies and related accounting matters.
- Corporate Records & Compliance: Maintain annual corporate records and required entity filings in coordination with VCorp and other outside professionals.
- Insurance: Participate in the review and administration of the company’s property, business, and employee health insurance programs, including coverage and cost analysis.
- Tenant & Professional Relationships: Communicate professionally with tenants by email, phone, and in meetings, and work closely with lenders, accountants, attorneys, insurance professionals, vendors, and other outside parties.
- Ownership & Family Accounting: Assist with accounting, financial reporting, and personal financial statements for ownership and family members, as requested.
